1. Why stay in a vacation home or townhome?
Vacation home rentals offer a comfort and affordability hotels simply can’t compare too. Away from all the hustle and bustle of the tourism traps you can enjoy a certain amount of seclusion and tranquility that comes with staying in a vacation home. All of our vacation homes feature a screened in pool with a patio area. A variety of our vacation homes are located in resort communities, which feature a range of amenities. We also offer apartment style condos and townhomes that feature community pools.

2. What is included in the rental?
Unless mentioned in the property description all of our vacation rentals will have:
• A washer and dryer
• Kitchen with refrigerator, toaster, microwave, oven, utensils, pots and pans.
• Bath towels, washcloths are not provided
• Linens for bedding

3. How do I make a reservation?
• While viewing a property click the red “Book this Property Now” button.
• On the following screen you enter your name, email and phone number. You will also enter your check-in and check-out dates, coupon code (if applicable), and how you heard about us. After you’ve finished entering your information click “Continue”.
• The final screen will display the total for your stay. Here you will enter you credit card information, billing address and any special requests or comments you may have. You will also need to agree to our terms and conditions. When the form is completed click the “Reserve Now” button.
• That’s it! You will receive an email confirming your reservation and payment.

4. What is your payment policy?
A deposit equivalent to one night is required at the time the booking is made and is nonrefundable. The final amount is due in full 30 days prior to your arrival date. If you are placing a booking with 30 days of your arrival date then the full payment will be taken at the time of booking. We accept debit cards, money orders, personal checks, and major credit cards.

5. How far are the vacation rentals from Walt Disney World?
All of our vacation rentals are within 20 miles of Walt Disney World and located in Clermont, Kissimmee, Davenport, and Orlando.

6. Why charge a cleaning fee?
We charge a cleaning fee for stays five nights or less.

7. Do you allow smoking in the vacation rentals?
All residences are designated non-smoking. Smoking is only permitted outside of the unit, where a patio is available. Should evidence of smoking be found, an additional nonrefundable cleaning fee will apply.

8. Do you allow pets in the vacation rentals?
Pets are not allowed in any American Vacation Homes property. If a pet is found in any home a $250 fine will be charged to the guest’s credit card.

9. Are long term rentals permitted?
If you would like to stay for a month or longer please call or email us. We have monthly rates that offer a discount for longer stays.

10. What is the check-in and check-out time?
Check-In
Check–In time is anytime after 4:00 p.m. Requests for an early check in can be made through our offices, all requests are subject to availability and additional fees may apply. We apologize but early check-ins are not available during Holiday periods. Due to the nature of vacation rentals, cleaning services can require additional time and residences are not always available at the earliest check-in time, especially during peak seasons. Photo identification and a major credit card are required at time of check in.
Check-Out
Check-out time for all properties is 10:00 a.m. Requests for a late check out can be made through our offices and must be made at least 24 hours from departure, all requests are subject to availability and additional fees apply. We apologize but late check-outs are not available during Holiday periods.

11. Where do I check-in?
On the day of your arrival, you will be checking in at our guest service center. American Vacation Homes is located at 12211 Regency Village Drive Suite #12, Orlando FL 32821. Our hours of operation are Monday – Friday 8:30 am to 6:00 pm, Saturday hours will vary throughout the year, Sundays we are closed. After hours arrivals may pick up their arrival packets with property address and check in information from the lock box located at the front of the office. All guests arriving after office hours must register at the front desk the next day, failure to do so may result in denied access to the property.

12. Is there a minimum length of stay?
Length of stay requirements vary by property and time of year.

13. What is your cancellation policy? What if I need to change my reservation?
Changes to reservations are only allowed prior to arrival and are subject to availability. In the event of a cancellation 31 days or more from arrival date, one night deposit given is nonrefundable, any additional monies paid will be refunded 30 days from cancellation date. Cancellations must be done in writing. Any cancellation within 30 days of arrival will forfeit 100% of any money that has been paid. There are no refunds for early departures or no shows. If you are unable to travel a reservation may be moved to a future date.

14. Can the pool be heated at our vacation home?
The heating of pool and / or spas is optional and is available for a non refundable fee. Pool heating must be requested prior to arrival, as not all American Vacation Homes properties offer this service.

15. What is the occupancy of your units?
Maximum occupancy standards are regulated by the county fire chief and local authorities.
Maximum occupancy:
2 Bedrooms--Sleeps 4 to 6
3 Bedrooms - Sleeps 6 to 8
4 Bedrooms--Sleeps 8 to 10
5 Bedrooms--Sleeps 10 to 12
6 Bedrooms--Sleeps 12 to 14
