Showings - An American Vacation Homes professional will always show your property. Our vast experience as sales professionals allows us to highlight the best features of your home to qualified prospective clients.
Fees - No fees are collected until we secure your first tenant! Our full service management program is quite simple; we retain 50% of the first full month rent as an acquisition fee for each lease signed, and 10% of the rent for each of the remaining months of that particular lease term.
Maintenance - From time to time maintenance is necessary, the maintenance teams at American Vacation Homes are ready to service your needs at a reasonable price.
Routine Inspections - American Vacation Homes makes it a point to complete frequent exterior inspections of your home and interior inspections once a year!
Rental Qualifications - We go to great extremes to pre-qualify potential clients for your home. A complete credit check, and previous rental history check is required on each applicant. Applicant’s employment and income are also verified.
Lease Terms - Most leases are 1-year terms. However, on occasion we have tenants interested in 7-month leases, which is available at a “premium” rate. Rental Collections are due on the 1st day of each month and considered late if received after the 5th day of the month.
Leasing - Once your prospect is accepted, the lease will be negotiated, prepared and executed.
Presentation - Your property must look its best at all times. Because we accept and present every home at its best, we have gained a reputation in the industry of having the best rental homes in the market. This helps us to outsell our competition and keep your homes vacancies to a minimum!
Lawn and Pool Service (if applicable) - Lawn service is the tenant’s responsibility. However, a Licensed Contractor through American Vacation Homes provides pool Service. Because your pool is such an important part of your investment it is critical that it is professionally maintained. The cost of this service is added on top of the tenant’s base rent.
Tenant Maintenance - Tenants are advised that all homes must be returned in the condition received. If a tenant should break an item, they must repair it, however, tenants are not required to repair or replace any item as a result of normal wear and tear.
Security Deposits - A security deposit equal to the first months rent is collected at the signing of each lease agreement. This deposit is held, in accordance to Fl. Statutes in an escrow account until the tenants vacate the property and damages if any are assessed.
